FAQs of Apartment Living

You’ve signed the lease and the leasing agent asks if you have any questions. You may be overwhelmed with the tasks at hand that no questions come to mind.

Now, that you’re moved into your new home all the questions come flooding back. Like what happens if your late on rent, how do you receive packages, or what happens if you lose your key/fob?

That’s normal.

First off, let us be the first to welcome you. We are pleased that you have chosen our Apartments as your new home. A little about us, since we know almost everything about you through your application, is that we are passionate about creating a better way for you to live.

Below is a list of frequently asked questions. Topics that lots of other people have asked because they too were in the same predicament as you. Again, we want to help you. So, if you have a question that is not on this list, we encourage you to reach out. We will try our best to come up with a solution.

Why Do I Need Renters Insurance?

We require that you obtain renters insurance.

Under most circumstances the landlord is not responsible for your personal property. It is important to have renters insurance to cover your belongings in the event of an unforeseen disaster. This type of insurance is inexpensive and well worth it.

Please give a copy of your insurance policy to the office.

What If My Rent Is Late?

It is important that rent payments are paid promptly. Your rent is due on or before the 1st day of the month.

If the office does not receive rent by noon of the 4th day of the month the resident must pay a late fee as additional rent set at 8%.

What Do I Do If I Lose/Damage My Key/FOB?

Some of our communities have key fobs to enter the building, others have keys. If you lose or damage a key fob there is a $30 replacement fee.

If you exited the building and leave your key fob behind simply go to the entry keypad and dial your apartment number. Your cell phone or the primary number will ring. Enter “6” on your phone and the door will unlock (you can also use this procedure to let your visitors into the building).

If you lost or damaged your key, please contact the office and we’ll be happy to get you a new key.

How Do I Receive Packages?

When your package arrives, the delivery driver will attempt to contact you through the entry keypad. At our Emberwood Apartments, if you are not available and the package requires a signature it will be left with office staff and a notice will be placed for you on the front door.

We do not sign for or accept packages at our other buildings. You will need to be home to receive your package(s) or make arrangements.

If you plan on living at our new Gateway Green Apartments, we plan to have a package system in place.

How Do I Place a Service Request?

If there is a maintenance issue with the property or you need a repair, please submit a service request through the online portal. The portal is efficient and easy to use.

Another option would be to call the property number. There you will be directed to a voicemail where you’ll have the option to put in a service request.

In the event of an after-hours emergency please dial the office and connect with the emergency line.
