Terms and Conditions

The terms for using Norhart’s websites, in plain words.

Last updated Nov 9, 2026.

These terms apply when you use norhart.com and Norhart’s other websites, forms and online tools (the “site”), run by Norhart Inc. (“Norhart,” “we,” “us”). By using the site or sending us a form, you agree to them. If you don’t agree, please don’t use the site. These terms cover the site only: if you rent from Norhart, your lease governs your home. Some parts of the site, like the resident portal, online payments or the rental application, may have their own terms. If they do, those terms apply to that part.

Using the site

You may use the site to learn about Norhart and our apartments, contact us, book a tour, apply and, if you’re a resident, manage your home with us. Don’t use it for anything unlawful, try to break into it or overload it, pretend to be someone else, or copy information from it with bots or scrapers. We may change, pause or end any part of the site, and limit or end anyone’s access, at any time.

What the site shows

We work to keep prices, fees, availability, photos and other details right, but they change often and can contain mistakes. Nothing on the site is an offer or a promise to rent: prices and terms are set when your lease is signed. Photos and floor plans may show a model home or a similar apartment, so your home may differ.

Our content

The site’s text, photos, floor plans, videos, logos and software belong to Norhart or to those who license them to us. You may view and share pages for your own personal use. You may not copy, sell or reuse them without our written permission.

What you send us

You’re responsible for what you send us, and it must be true and yours to share. If you send us ideas, reviews or feedback, we may use them without paying you.

Other websites and services

Links to other sites and services, like listing sites, our application or payment providers, maps and videos, are there for your convenience. We don’t control them and aren’t responsible for them; their own terms and privacy policies apply.

Privacy and messages

Our Privacy Policy explains what we collect and what we do with it. When you contact us or send us a form, you agree that we may reply by email or phone, and by text if you said it’s OK to text you. You also agree that notices we send electronically count as being in writing.

Text messages

  • If you agree to get texts from Norhart (for example, by checking the box on one of our forms or your rental application), we may text you about your tour, application, lease, rent, maintenance, community notices and other account updates, and reply to texts you send us.
  • These texts aren’t marketing. We’ll send marketing texts only if you separately agree to get them.
  • Agreeing to texts isn’t required to rent from us.
  • Message frequency varies. Message and data rates may apply.
  • Reply HELP for help, or contact us at [email protected] or (651) 689-4830.
  • Reply STOP to opt out at any time. Words like END, CANCEL, QUIT, UNSUBSCRIBE, REVOKE or OPT OUT work too, and so does telling us another reasonable way. We may send one text to confirm, and then we stop. Reply START to opt back in.
  • Carriers are not liable for delayed or undelivered messages.
  • Our Privacy Policy covers what we keep and who sees it.

Accessibility and fair housing

We want the site to work for everyone. If any part of it is hard for you to use, call or email us and we’ll help you another way. Norhart is an equal housing opportunity provider and follows federal and Minnesota fair housing laws. To ask for a reasonable accommodation or modification, contact our leasing team.

No warranties

THE SITE IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, TO THE FULLEST EXTENT THE LAW ALLOWS.

Limits on our liability

TO THE FULLEST EXTENT THE LAW ALLOWS, NORHART AND ITS SUPPLIERS ARE NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST DATA OR PROFITS, ARISING FROM YOUR USE OF THE SITE OR YOUR INABILITY TO USE IT. IN ANY CASE, OUR TOTAL LIABILITY FOR ANY CLAIM ABOUT THE SITE IS LIMITED TO $100. SOME STATES DON’T ALLOW THESE LIMITS, SO SOME MAY NOT APPLY TO YOU.

Your responsibility

If someone makes a claim against Norhart because you misused the site or broke these terms, you agree to cover Norhart’s resulting losses and costs, including reasonable attorney’s fees, as far as the law allows.

Disputes

Minnesota law governs these terms. The Federal Arbitration Act governs this Disputes section.

  • Talk to us first. Before starting a claim, send the other side a written notice that describes it and what you want. Send ours to the email or address below. If we can’t resolve it within 60 days, either of us may start arbitration.
  • Arbitration. Any dispute between you and Norhart about the site, these terms, the forms you send us, or the calls, texts and emails we send you, will be decided by final, binding arbitration before one arbitrator, not in court. The American Arbitration Association (AAA) will run it under its Consumer Arbitration Rules, and its rules for mass filings when they apply. The arbitrator decides whether a claim must be arbitrated, except questions about the class waiver below. Hearings can be by phone, video or written filings, or in person in the county where you live. The AAA’s rules decide who pays its fees. Each side pays its own lawyers unless the law or the arbitrator says otherwise.
  • Individual claims only. You and Norhart may bring claims only on your own behalf, on an individual basis, not as a plaintiff or class member in any class, collective or representative action, and the arbitrator can’t combine claims of more than one person. If a court decides this paragraph can’t be enforced for a claim, that claim alone goes to court, after the rest are arbitrated.
  • What’s not covered. Disputes under a lease, which your lease and Minnesota landlord-tenant law govern. Individual claims in small claims court. Complaints to a government agency, like HUD, the Minnesota Department of Human Rights or the Minnesota Attorney General. And either of us may ask a court to stop misuse of the site or of our content.
  • No jury. If a claim goes to court instead, you and Norhart both give up the right to a jury trial, as far as the law allows. Any court case these terms allow must be brought in the state or federal courts for Washington County, Minnesota.

Changes

We may update these terms. The date at the top shows the current version, and using the site after a change means you accept it. A change to the Disputes section won’t apply to a dispute that either of us has already raised or knew about.

Other terms

These terms are the whole agreement between you and Norhart about the site. If a part of them can’t be enforced, the rest still applies. If we don’t enforce a part right away, we can still enforce it later. We may transfer these terms to a company that takes over the site.
